Yesterday I received a “lease termination” from my landlord. In it he specifies that he is terminating the lease because:
1. I failed to replenish the security deposit. (He never notified me that he had used any of the security deposit, but he lists several small things on the notice like copies, ink and paper for sending me notices, lawncare etc) I thought it was illegal for a landlord to use your security in NYS while the lease was still in effect.
2. Failure to provide lawncare. He broght the lawnmower LAST weekend, and I was out of town so he mowed the lawn, charged me for it and then said that my failure to do the lawn is part of my termination.
3. Failure to provide him access to the garage. I have exclusive driveway rights but he stores things in the garage. Apparently, when I went out of town he wanted to get in the garage but he didnt notify me ahead of time so my car was parked and I was out of town.
I mean, I realize all of this is petty..but do I have any rights?
Thank you for your help. Its so frustrating. I think that some of this may be racially motivated and being pushed by my neighbor. Really..we are quiet..I mean occasionally the kids get into it but for the most part..quiet. I pay my rent. We dont bother anyone. The house is clean. I dont get it.
We are responsible for the lawn maintenance and snow removal according to the lease but he is responsible for providing the lawn mower which he provided on May 24th. When he brought the mower I was out of town at a volleyball tourney and he mowed, then charged me for it.
My current frustration is June rent is due but he is terminating or trying to term the lease. Im worried if for some reason I lose and have to move..if I pay now with all this bogus nonsense then Im not going to have money to move. I think Im putting the money in a savings account until its resolved.

I have a Sears Best 40/60 Hydro Glass pump running sprinkler system out of shallow shallow well for about a 4000 square foot yard. It has a pressure switch that keeps it under 70 psi. The more sprinkler heads in a zone the lower the pressure guage goes. 3 heads on drop the pressure down to 30 psi. Is this normal or would a pressure tank solve this? Im unsure of the exact purposes of a tank?
The well is not that shallow it is about 28 feet, which I think is about right.

I have been offered a landscaping job but have never participated in a project of this size. Anyone know if there is an average price per hour that most landscapers will charge? How can I determine how much I should charge if I want to be fair, but of course, be able to get reimbursed for the work? The job consists of pulling out and clearing some existing garden areas, replanting new plants, flowers etc and then mulching the existing areas around new plants.
I am charging $20 per hour plus client pays for materials and I will provide reciepts. Is this is in the ballpark?
